
The Birkhaven water feature was purposely turned off last year due to excessively high water usage and we needed to investigate why the water usage was so high. The investigation led down several avenues, and, unfortunately, has identified multiple failures:
- Both the high-water level and low-water level floats were failed
- The liner is nearing end-of-life and is torn in several places, needing full replacement.
Fixing the floats is achievable at a relatively low cost. The full liner replacement is doable; however, at a large cost due to the amount of rocks that have to be manually removed.
At this point, one pond company has provided a bid to do this work and other companies have been contacted (9 total thus far) but have declined to provide a bid. We strive to obtain a minimum of 3 bids as a matter of good financial practice. Work continues on this effort, but contractors are reluctant to take on this job due to the large size of the water feature.
In addition to the repair, an option is to leave it off and make it a landscaped feature. The Board of Directors has not chosen an option at this time, since we continue to contact other pond companies.
