Assessment Reminder

 

During November 2025 all Lochmere residents were mailed their 2026 Lochmere HOA Assessment letter.

Please contact the Lochmere Main Office at 919-233-7640 if you have not received your Assessment Letter or if you have any questions regarding the assessment or payment options.

The Board of Directors is responsible for financial planning for the Association to fund operating expenses and build the reserves for future maintenance, replacements, and repairs. To ensure that these needs are met, the Board has set the annual assessment for 2026 at $836 an increase of $62 from last year).

Your payment is due on January 1, 2026.   A late fee of $20 will be charged if payment has not posted to your account prior to January 30, 2026.  Late fees will apply for each month while your account has a balance.

You have the following options to pay the assessment:

Payment by Check:

  • Detach the coupon on the bottom of your invoice.
  • Make checks payable to Lochmere Association.
  • Please write your account number on the check.
  • An eco-friendly envelope came with your letter which can be used to send in your payment.
  • Payment cannot be processed at the offices of HRW or at the Lochmere office located at 502 Lochmere Drive.

Payment by Credit Card or E-Check:

  • Please note that there is a convenience charge (merchant fee) billed by the 3rd party provider. This charge differs depending on your credit card company.
  • Sign up & log in to TownSq HERE.
  • View your account balance and click ‘Make A Payment’ at the top of the feed.
  • Add your preferred payment method (credit card or ACH).

Online Bill Payment:

You can pay using your own Bank’s Bill Pay system. If you are registered with your bank to issue payment on your behalf, it is important that you ensure your bank has the following information correct:

  • Account Number – Your full and exact account number should be noted on the check or electronic funds transfer that the bank issues (include zeros and dashes). Note: Some banks still mail paper checks for these payments.
  • Remittance Address – All payments should be sent to the Payment Address in NJ as stated above.
  • Assessment Amount -- $836.
  • Issue Date – Schedule payment to be issued at least 14 business days prior to the late date to avoid late fees.

HRW Auto Debit:

  • If you are already registered to pay via automatic draft, you do not need to do anything. Your assessment amount will be updated. The automatic draft of funds by HRW from your account will continue to be initiated.

One of the joys of the holiday season is driving or walking through Lochmere neighborhoods to enjoy the festive lights and decorations on front lawns and doors, in windows and even on mailboxes.

 

To keep the holiday spirit alive, Lochmere is hosting its 5th Annual Lochmere Decorating Contest. Gather your family and create a lighting display or decorate the outside of your house. Once again this will be a People’s Choice contest. After looking at the houses, you will be able to vote for your favorites.   Does you neighbor have a great display .. you can enter him also! 

These are the important facts:

(1) There will be 4 categories for you to choose from (you can participate in only 1 category):

  • Best overall display
  • Best classic display 
  • Best "Through A Child's Eyes" display 
  • Best cul-de-sac or street

(2) Register on Sign-Up Genius HERE no later than December 12. Don't forget that each residence will be allowed to enter in one (1) category only.

(3) All participating houses must be decorated by December 12.

(4) Residents can choose their favorites from December 13 through midnight on December 21.   Participating houses must leave their lights on from 6:00 PM to 9:30 PM on those dates.

(5) A list of participating houses along with their addresses and category entered will be posted on lochmere.org.

(6) After enjoying the festive displays, you will be able to electronically vote for your choices.

  • Best cul-de-sac or street

(7) Votes will be tabulated and 1st place and Honorable Mention prizes will be awarded to the two homes in each category which receive the most votes.

2021 flotilla B

 

Celebrate a special holiday lake tradition at our 18th Annual Holiday Flotilla Parade on Lake Lochmere on Sunday, December 21. 

Lochmere residents are invited to join their neighbors at the Lake Lochmere boat ramp at 5:30 PM to sing holiday music led by Lochmere residents.  We request that you bring a battery-operated candle or flashlight and form a circle.  At 6:00 PM, the Brass Quintet from St. Francis Methodist Church will play holiday tunes while the boats cruise around the shore line of Lake Lochmere.

Boats and crews will begin gathering at Ritter’s dock at 5:30 PM to form the Flotilla Parade. Launch time is 6:00 PM sharp.  If you are launching from the Lochmere Boat Ramp, please give yourself enough time to get to the Ritter's for the 6:00 PM launch.

Decorate your sailboat, canoe, pontoon, or kayak and join the floating flotilla circling Lake Lochmere. Invite your family and friends to watch the festively decorated boats circle the lake from your home, dock or the Lochmere dam.

Scouts BSA Troop 216 will be delivering luminaries in Lochmere for you to display again this year. They will start delivering the kits the weekend of December 6.  Their back-up weekend is December 13.

This year, the Scouts will be visiting each Lochmere home and knocking on the doors.  If the resident is not available, but the residence received a kit last year, they will leave the kit.

There is a flyer in each kit that contains instructions for assembling the kits, a mailing address and VENMO information as well as an addressed envelope.

They keep a master spreadsheet of all the addreses that they serve which also indicates how many kits each residence received in previous years as well as any notes specific to that address.

2021 Letters To Santa

Calling All Lochmere Children!!!!!!!

We just received a note from Santa saying that he is looking forward to hearing from all Lochmere children again this year.  He and the elves have been very busy making toys and will soon be loading his sleigh.

He knows that all of you have been good boys and girls this year and that you have been busy working on your list of what you would like him to bring you.

He is working with his friends over at the Lochmere Main Office.  Getting your list to Santa will be easier than ever. This year you will have two options on how to send your lists directly to Santa.  Between December 1 and December 20 you can:

  • If you would like to mail your list directly to Santa, the elves have erected a 'Letters To Santa' mailbox at the bottom of the stairs at the Lochmere Main Office (502 Lochmere Drive).  So Santa knows where you live, please make sure you include your address on your letter. It would be very helpful if you include mommy's or daddy's email address also.
  • Send an email message directly to Santa at the North Pole.  Just give your list to Mommy or Daddy and have them attach it to an email using their email address.  The email should be sent to This email address is being protected from spambots. You need JavaScript enabled to view it.. Once he receives your email, he will let you know that he has received it. Please include your address so Santa can keep his list organized on Christmas Eve.
