
The Birkhaven water feature was purposely turned off last year due to excessively high water usage and we needed to investigate why the water usage was so high. The investigation led down several avenues, and unfortunately, has identified multiple failures. Both the high-water level and low-water level floats were failed and the liner is nearing end-of-life and is torn in several places, needing full replacement.
Fixing the floats is achievable at a relatively low cost. The full liner replacement is doable, however, at a large cost due to the amount of rocks that have to be manually removed. 13 contract companies were asked to bid on the repairs, however, only two were interested.
The Facilities Committee recommended the lower bidder which is a pond company. This was reviewed by the LHOA Board and the decision was to identify reserve budget funding to repair the water feature. No reserve budget is available at this point in 2026, so a 2027 budget request will be entered for evaluation with the other LHOA needs.
The water feature will remain off until funding can be identified.
